World's Last White Rhino Is Dead

It is with great sadness that Ol Pejeta Conservancy and the Dvůr Králové Zoo announce that Sudan, the world’s last male northern white rhino, age 45, died at Ol Pejeta Conservancy in Kenya on March 19th, 2018 (yesterday). Sudan was being treated for age-related complications that led to degenerative changes in muscles and bones combined with extensive skin wounds. His condition worsened significantly in the last 24 hours; he was unable to stand up and was suffering a great deal. The veterinary team from the Dvůr Králové Zoo, Ol Pejeta and Kenya Wildlife Service made the decision to euthanize him.

Sudan will be remembered for his unusually memorable life. In the 1970s, he escaped extinction of his kind in the wild when he was moved to Dvůr Králové Zoo. Throughout his existence, he significantly contributed to survival of his species as he sired two females. Additionally, his genetic material was collected yesterday and provides a hope for future attempts at reproduction of northern white rhinos through advanced cellular technologies. During his final years, Sudan came back to Africa and stole the heart of many with his dignity and strength.

“We on Ol Pejeta are all saddened by Sudan’s death. He was a great ambassador for his species and will be remembered for the work he did to raise awareness globally of the plight facing not only rhinos, but also the many thousands of other species facing extinction as a result of unsustainable human activity. One day, his demise will hopefully be seen as a seminal moment for conservationists world wide,” said Richard Vigne, Ol Pejeta’s CEO.

Unfortunately, Sudan’s death leaves just two female northern white rhinos on the planet; his daughter Najin and her daughter Fatu, who remain at Ol Pejeta. The only hope for the preservation of this subspecies now lies in developing in vitro fertilisation (IVF) techniques using eggs from the two remaining females, stored northern white rhino semen from males and surrogate southern white rhinos.

Laikipia Bounces Back as an Investment Destination

Laikipia County is gradually bouncing and regaining its reputation as a property and tourism hotspot. Many investors are trooping into the county looking for property for speculation and long-term projects. Nanyuki, a vibrant town popular with tourists and British settlers, has recently seen skyscrapers and massive residential developments.

Keen to reposition the county and to revamp the county’s image, a group of professionals have taken it upon themselves to market the region nationally and internationally. They are organising exhibitions, events and galas and directly engaging stakeholders in the tourism and investment space.

One such event is the first ever property expo organised by a leading Real Estate company known as Dsquare Ventures.

The Realtors expo, slated to take place on the 1st, 2nd and 3rd of June this year at Northern region largest mall Cedar Mall, has attracted sponsors and exhibitors from across the country.

According to David Nderitu, a director of the company, the Realtors Expo will showcase Laikipia as an investment destination. “This expo has attracted exhibitors from across the country.

'Our goal is to reposition Laikipia and promote its great investment and tourism potential. Many Kenyans have in the last couple of years been buying land and developing modern projects. We expect this trend to continue,” he told the Press

Laikipia County, a world class tourist destination, hosts Kenyan military bases – Laikipia Airbase and Kenya Army unit.

Christened the 'Mountain Country' by vacation afficiandos, Laikipia also hosts a British Military base preferred for it's rugged terrain, earning it a cosmopolitan tag.

LAIKIPIA: US Joker Mr Bean Sister and Dsquare Realtors Light Up Segera School in Laikipia

Laikipia-More than 200 students at Segera school in Laikipia County will do their school homework in time, this was after Dsquare Ventures Realtors and Laura, US comedian Mr. Bean sister, donated solar lamps to the school last week.

Who Is A Real Estate Realtor

People use the terms REALTOR® and real estate agent interchangeably, but that is incorrect. Not every real estate agent is a REALTOR® and not every REALTOR® is a real estate agent. There are differences between REALTORS® and real estate agents.




They are not the same. Although both must be licensed to sell real estate, the main
difference between a real estate agent and a REALTOR® is a REALTOR® is a member of the National Association of REALTORS®.
A REALTOR® can be a real estate agent, a broker-associate, a managing broker, an exclusive buyer's agent, among a variety of other common terms.
REALTOR® must subscribe to the REALTOR® Code of Ethics. There are 17 Articles in the Code of Ethics. To many consumers, this is the part that matters. If you are wondering why the Code of Ethics matter to a consumer, read on.
The Code of Ethics is strictly enforced by local real estate boards. The 17 Articles of the Code of Ethics also contains various underlying Standards of Practice. It's not just a bunch of rules that agents swear to uphold and adhere to because their broker made them join the Board. The Standards are much more restrictive and confining to conduct than those state guidelines governing agents who simply hold a real estate license.
While there is no evidence nor guarantee that all REALTORS® are morally or ethically better than unaffiliated real estate agents, it is an attempt by the industry to regulate and, as such, deserves recognition.
Keeping mind, of course, that even the non-NAR member "real estate agent" is held to the same legal standard as a practical matter.
Each of the 17 Articles carries weight to a Realtor in her every-day business practice, but one article typically stands above the rest. It is the basis for the way a Realtor operates.
Fortunately, it is the first Article, which sets the tone. Nowhere does it state the Realtor must be fair to all parties, such as a listing agent dealing with a buyer's agent, but a Realtor must be honest.
Above all, however, the Realtor must pledge to put the interests of her clients above her own.
Here are 17 things that a REALTOR® promises to do, which non-affiliates do not:
#1) Pledge to put the interests of buyers and sellers ahead of their own and to treat all parties honestly.
#2) Shall refrain from exaggerating, misrepresenting, or concealing material facts ; and is obligated to investigate and disclose when situations reasonably warrant.
#3) Shall cooperate with other brokers / agents when it is in the best interests of the client to do so.
#4) Have a duty to disclose if they represent family members who own or are about to buy real estate, or if they themselves are a principal in a real estate transaction, that they are licensed to sell real estate.
#5) Shall not provide professional services in a transaction where the agent has a present or contemplated interest without disclosing that interest.
#6) Shall not collect any commissions without the seller's knowledge nor accept fees from a third-party without the seller's express consent.
#7) Shall refuse fees from more than one party without all parties' informed consent.
#8) Shall not co-mingle client funds with the agent's own.
#9) Shall attempt to ensure that all written documents are easy to understand and will give everybody a copy of what they sign.
#10) Shall not discriminate in any fashion for any reason on the basis of race, color, religion, sex, handicap, familial status, or national origin.
#11) Expects agents to be competent, to conform to standards of practice and to refuse to provide services for which they are unqualified.
#12) Must engage in truth in advertising.
#13) Shall not practice law unless the agent is a lawyer.
#14) Shall cooperate if charges are brought against them and present all evidence requested.
#15) Agree to not bad mouth competition and agree not to file unfounded ethics complaints.
